Dry and Wet Cabins: 

Amount due at booking/paid in full date: 

30 days or MORE from the date of arrival: 25% of full amount, as a deposit, is due at booking. Less than 30 days from the date of arrival: 100% of full amount due at booking If guest booked further out than 31 days, their remaining balance is due 30 days from the date of arrival. 

Cancellation Policy: 

Cxl 30 days or more from the date of arrival full refund of initial 25% deposit. 

If 29 days or less from the date of arrival then the cabin is put back into inventory and if it rents for their  dates then the guest receives a full refund MINUS $50 CANCELLATION FEE. 

If it does not re-rent then the full amount is forfeited. Reservation is transferrable however, if the reservation  information is updated and a new card is put on file (to a friend or family member). 

Security Deposit: $200 wet /$100 dry refundable security deposit charged when they pay in full. Upon  check out if all is well then the full amount is refunded. We may be able to just do a credit card hold for the  security deposit if our system is set up for that. 

Rental Agreement: Needs to be signed PRIOR to arrival (hopefully via our booking engine and some type  of DocuSign). 

Nightly Minimum:  

2 night minimum 

3 nights minimum for major holidays (Memorial Day, July 4th depending on where it falls in the week,  Labor Day and Thanksgiving weekend). Certain special events should also have a 3 night minimum but  that needs to be determined. 

Ability for staff to override the system to do 1 night rentals when appropriate 

Check in/check out times: 

3 pm check in / 11 am check out 

VIP packages, etc. can be adjusted. There needs to be a way in the booking system to flag/mark VIP’s,  package guests, etc.

 RV Sites:

If 13 days or less from the date of arrival then the site is put back into inventory and if it rents for their dates then the guest receives a full refund. No cancellation fee.

Pets:

we do want to designate SOME cabins as pet friendly. We can discuss this at a later date as this  will require an additional pet deposit and pet agreement, cabins have no carpet, etc. No nightly pet “fee.”
